There are five principles of successfully flipping properties.

The second principle revolves around

Clear Communication

with trades

this is why knowing how to present the project in

a given format is important.

I refer to this as

Spatial Design and visualisations

This helps you with two main aspects: get the right use of space and avoid misunderstandings with trades during implementation.

Even Architect Plans can often be improved, and the Technical and Visual Plans

will facilitate trades communication and project implementation.

If you are unsure how to best use the space, you are not alone.

Even architect plans are often not perfect, and (depending on who your architect is and the scope for their plans) they might not make best use of space.

More often than not, I see that the technical plans I am given (which have been submitted for planning approval) can be largely improved in terms of use of space.

Take these ones for example.

The use of space for kitchen and living area was not working.

The inexperienced flipper would regard this as not necessary.

However arranging the layout and disposition of even just the furniture helps getting your trades to implement with no misunderstandings.

Moreover it increase the chances of better returns by:

- making best use of floor space

- planning best allocation of fixtures and furniture to improve functionality

- producing a first fixes plans that follow on best location of fixtures and furniture

- visualising desired results, to avoid misunderstandings during implementation

- planning for the right light fittings for the space

- visualising lighting plans: location for plugs, switches ceiling lights, and appliances, to avoid costly errors

- mapping precise location for radiators that do not impact on best use of space


If you want to:

- make the right decisions at the right time

- avoid costly mistakes

- ensure your project runs smoothly

this is certainly going to help you be successful in your flipping projects.
